Mechanical, electrical and plumbing system design for the total renovation of 85,000 SF of gallery space, selective systems renovation throughout the 224,000 SF four story building, and a 7,000 SF addition. The project work was designed for phased construction to allow replacement of mechanical and electrical systems while portions of the building remained occupied. Work included the replacement of 30 air handling units with humidification, upgrade of the building automation system, fire alarm system, data structured cabling, security, audio/visual infrastructure, emergency lighting systems, gallery lighting control system, electrical distribution and life safety. Plumbing design included new restrooms, new and reconfigured roof drainage systems and the installation of a non-potable humidifier water distribution system.
